Why is it Important?
Title insurance protects property owners and their investments. When you purchase a piece of real estate, the owner and others may have rights or claims to that property. Other entities may have an interest in the property as well, such as building contractors, lenders, creditors, taxing authorities and other individuals or corporations.
The property you purchase may be sold to you without knowledge that one or more parties has a right or claim to that property. These rights and claims remain attached to the title on the property until they are resolved. But sometimes, they don’t come to light until after the date of purchase by an unsuspecting buyer.
